A new furnace in Anoka costs $4,500–$9,500 installed with us: about $4,500–$6,000 at 80% AFUE and $6,500–$9,500 at 96–98%. In the early-1900s houses near downtown, switching to 96% often means lining the chimney for the water heater left behind, and that goes in the written quote.
A furnace replacement in one of Anoka's early-1900s houses starts with the chimney. A 96% furnace no longer uses the flue, and a gas water heater left alone in a big masonry chimney often can't draft properly, so it needs a liner or a power-vent model. The PVC pipes also need a route to an outside wall that clears windows, the gas meter and the snow line. If the ductwork was sized for gravity heat, the new blower has an easy job, and a variable-speed model can run quietly at low speed most of the winter.
In the 1950s and 60s ramblers, replacements are standard basement swaps. CenterPoint Energy supplies the gas. Its furnace rebate lets you hire any heating dealer, but the application has to be filed in the calendar year of the install, and a proposal doesn't count as proof of purchase.

Anoka's electricity comes from the city-owned Anoka Municipal Utility, so Xcel Energy's electric rebates don't apply here. The utility pays a rebate on a qualifying central air conditioner based on its SEER2 rating, and the application asks for the AHRI certificate for the matched system and a dated invoice with make, model and serial number. Ask the utility about heat pump offers before choosing equipment. Gas comes from CenterPoint Energy, whose furnace and boiler rebates work with the dealer of your choice. Rebate programs change every year, so check the utility's current terms before you buy.

You can, but it's a big job. Forced air needs ducts to every room, and in a finished older house that means chasing them through closets, floors and walls. Many owners with working radiators keep the boiler for heat and add cooling separately with ductless heads or a high-velocity small-duct system. If the boiler has failed, replacing it is usually far less disruptive than converting. We'll price both if you want to compare.

If there's no reasonable route for PVC pipes to an outside wall, or condensate would need a long pump run to reach a drain, an 80% furnace on a properly lined chimney can be the practical call.
