We measure the home's envelope — square footage, insulation, window U-value, infiltration — and run a Manual J. The result, not the nameplate of the old furnace, sets the BTU size.
We file the mechanical permit and schedule the rough-in inspection. No work begins until the permit is on file.
Gas is shut off at the meter, electrical is locked out, refrigerant lines (if a coil sits on top) are recovered, and the unit is removed.
The new condensing furnace is set on a level base, supply and return plenums are transitioned, and every joint is sealed with mastic — not foil tape.
B-vent is removed; 2" PVC vent and combustion-air intake are run through the rim joist and terminated to code clearances. Condensate trap is plumbed to a floor drain or pump.
Gas line is sized for the new BTU input, leak-tested with soap solution at 1.5x working pressure, and the 120V circuit is verified for correct polarity and ground.
Static pressure is measured, gas pressure is clocked at the meter, and a combustion analyzer logs CO, O2, and stack temperature. Numbers are recorded on the warranty form.
