Otsego grew so fast after 2000 that most of its furnaces are still the original builder models, now roughly 15 to 25 years old. They are condensing furnaces with PVC venting, and the calls follow a pattern: igniters and flame sensors, inducer motors with worn bearings, pressure switches that trip when the condensate trap plugs, and control boards. Side-wall terminations on open subdivision lots drift over in a storm, and the furnace locks out overnight.
The air exchanger beside the furnace plays a part too. An HRV or ERV with a clogged core or a frosted intake doesn't break the furnace, but it can leave the house stuffy and the windows wet, and those complaints often come in as furnace calls. The older acreage homes are a different set: propane furnaces that lock out when the tank runs dry, and older heat pumps with electric backup that fail on elements or controls.

That switch proves the inducer has established draft through the furnace before the gas valve is allowed to open. On newer condensing furnaces the switch itself usually isn't the problem: a plugged condensate trap, a cracked hose, water sitting in the vent or a frosted termination keeps it from closing. We find the cause first, since replacing the switch alone just brings the code back.
Yes. Older heat pumps with electric resistance backup fail in familiar ways: defrost controls, reversing valves, outdoor fan motors, and heating elements or sequencers in the air handler. A heat pump that quietly runs on backup heat all winter shows up as a high electric bill before it shows up as a cold house. We test both halves and give a written price for each repair.
