Bloomington grew from about 9,900 people in 1950 to 50,500 in 1960, and that decade built most of the east side. Orrin Thompson was selling three-bedroom ramblers here by 1954, and the blocks around them followed the same plan: one story over a full basement, a gas furnace beside the chimney, ducts run through the joists and a return or two in the hall. Since then most have had basements finished, windows replaced and attics insulated, which changes the load the next furnace has to meet.
The west side filled in later on hillier ground near Hyland Lake Park Reserve and Normandale Lake, where longer duct runs and lower levels set partly into the slope are the pattern. Closer to the airport, some east-side houses got central air through the Metropolitan Airports Commission's noise mitigation program, which began in 1992 and paired air conditioning with new windows and insulation so the windows could stay shut.

Many east Bloomington ramblers are on their third furnace, but the chimney is usually original. When an 80% furnace is swapped for a 96% model vented in PVC, a gas water heater left alone in that big masonry flue can struggle to draft, and it's one of the most common winter surprises here. My east Bloomington rambler still has an R-22 air conditioner. Repair it or replace it?
If it is low on refrigerant, that usually decides it. R-22 production ended in 2020, so a recharge uses reclaimed refrigerant that costs a lot, and the leak is still there. A new system runs on R-410A or a newer refrigerant like R-454B and needs a matching indoor coil. If the old unit only needs a capacitor or contactor, a repair can buy a season or two while you plan.
The furnace in my east Bloomington rambler seems too big for the house. Should the new one match it?
Usually not. Many ramblers from this era have had new windows, attic insulation and siding since they were built, so they lose less heat than the original nameplate assumed. We size replacements with a Manual J load calculation on the house as it stands today. An oversized furnace short-cycles, heats unevenly and wears out parts sooner, and an oversized air conditioner leaves the house clammy.

If it's still the original unit, probably soon. The Metropolitan Airports Commission's program started in 1992, so the earliest systems are more than 30 years old, and many use R-22, which is expensive to recharge. Usually the trunk and branches are sound, but seventy years of changes add up. If it's high, sealing joints or adding a return often costs less than a bigger blower and quiets the system too.
