Our Blaine gas bill comes from Centennial Utilities. Are there furnace rebates?
Ask Centennial directly. Blaine's gas service is split among three utilities, and each sets its own programs. CenterPoint Energy's heating rebates, for example, are only for CenterPoint customers, so they won't apply to a Centennial address. Before we quote, we look at your bill and fill out rebate forms where the program lets us. Either way, the furnace should be sized with a Manual J and chosen for the house, not for a rebate form.
What happens to the water heater when our south Blaine rambler gets a 96% furnace?
It usually stays in the chimney by itself, and that's the catch. A chimney sized for a furnace and water heater together is too big for the water heater alone, so its exhaust cools, condenses and drafts poorly, which can spill fumes and damage the masonry. The fix is a properly sized liner, or a power-vent water heater that exits through the wall. We include it in the written furnace quote so it isn't a surprise at inspection.
