Find out what the heat actually is: a newer furnace, an old wall furnace, baseboard or a mix. See where the ducts run; ducts through a crawlspace or porch that isn't insulated make a house harder to heat. Ask for the furnace age and service records, and confirm there's a carbon monoxide alarm within 10 feet of each bedroom, as Minnesota law requires. A technician's inspection before closing tells you what you're buying.

Usually, if you plan to stay. A 96% furnace turns more of the gas into heat, but it vents through PVC pipe out a side wall or the roof and needs a drain for condensate, so the old chimney venting changes. If the water heater shared that chimney, it may need a liner. We price those changes into the quote up front.
