The 1980s and 90s added two-stories and a large number of townhome associations, where the furnace lives in a utility closet and condensers line up along a shared side yard. Cobblestone Lake and other 2000s neighborhoods brought walkouts, taller basements and condensing furnaces vented in PVC from day one. That first set of builder equipment is now around 20 years old, the age when inducer motors, control boards and condenser fan motors start to fail and owners begin weighing repair against replacement.
