Usually. A finished lower level needs its own supply runs and, just as often forgotten, a return so air can get back to the furnace. If the joists above are already closed in, a single ductless mini-split can heat and cool the space instead. Either way, plan it before the drywall goes up, because adding ducts afterward means cutting ceilings.

It can be. A gas furnace and water heater pull combustion air from the room, and a small closet with a solid door can starve them, which leads to poor burning and can make the water heater spill exhaust into the house. Louvered doors or a dedicated air supply solve it. Leave room in front to service the furnace and to swap it out someday without tearing out framing.

It may be left alone in a chimney sized for two appliances. A water heater on its own puts less heat into that flue, so it may not draft well, and condensation can damage the masonry. The usual fixes are a liner sized to the water heater, or a power-vent or direct-vent water heater that exits in PVC like the furnace. We test the draft and CO at the water heater before and after the furnace swap.

Yes, and the old one should be recycled, not thrown away. Minnesota law bars putting mercury thermostats in the trash, and Hennepin County drop-off facilities take them. The wiring behind an old round thermostat often has only two or three wires and no common wire, which many smart thermostats need. We can run a new cable or add an adapter at the furnace when we install the new one.
