Deephaven's lake history starts in 1876, when St. Louis attorney Charles Gibson began building a summer colony. His estate, Northome, went up in 1877, and the 150-room Hotel St. Louis opened on the shore in 1879 and came down in 1907. In 1900 residents voted to join Deephaven, Cottagewood, Northome and Summerville as one village, and by 1905 the Gibsons had sold nearly all their lakefront, partly on talk of trolley service, as summer places gave way to year-round homes. A house from those decades has almost certainly had its heating replaced more than once, and the result can be a patchwork: a boiler in one wing, ducts in another, electric heat in an addition.
The bigger building wave came between 1930 and 1960, when the population grew from 530 to 3,286. Those houses usually began with a single basement furnace sharing a chimney flue with the water heater, ducts sized only for heat, and air conditioning added decades later. Several furnace replacements on, their ducts and returns deserve as much attention as whatever equipment goes in next.

With so much shoreline, many Deephaven houses face open ice all winter, and a northwest wind across a frozen bay finds every gap on the lake side. Most Deephaven homes are on private wells. Does well water matter for a furnace humidifier?
It can. A bypass or flow-through humidifier runs house water over a pad, and if your well water is hard, it leaves minerals behind, so the pad crusts over, the water valve sticks and the drain line can plug. Plan on changing the pad more often than a house on city water would, and have the feed and drain checked at the fall tune-up. Our older Deephaven house has a boiler for part of it and a furnace for the rest. Should we combine them?

Combining means running ducts into the boiler-heated rooms, which is hard behind plaster, or letting one boiler feed both the radiators and a hot-water coil in the duct system. CenterPoint did gas line work on our Deephaven street this year. Should anything on the furnace be checked?
Only if something changed at your house. The 2026 work on Minnetonka Boulevard, Cottagewood Road and Vine Hill Road was CenterPoint's, and if your service line or meter was replaced, older appliances with standing pilots may have needed relighting. If the meter moved, make sure the furnace's PVC vent still keeps the distance from the meter and regulator that its installation manual lists. A tune-up covers both.

Often. A ducted heat pump takes the AC's place, cooling in summer and heating on mild spring and fall days, and the gas furnace handles the real cold.
