Often. If the upstairs and main floor are fed by separate branches in the basement, we can add motorized dampers, a zone panel and a second thermostat without opening finished walls. It works best with a two-stage or variable-speed furnace that can run at low output for one zone. If both floors share branches, a ductless head upstairs may be the simpler route.

You don't have to. But an original single-stage furnace from the early 2000s is near the end of a typical service life, and a planned replacement lets you pick equipment, line up rebates and schedule on a mild day instead of taking whatever is in stock during a January no-heat call. If the inspection finds it in good shape, we will tell you to keep running it.

It depends on the area. The city lists CenterPoint Energy as the gas utility, with Xcel Energy serving some parts of St. Michael, so the name on your gas bill is the answer. It matters when you replace a furnace, because the rebate comes from your gas utility and the two programs have different rules: CenterPoint lets you use any dealer, while Xcel points to a participating contractor.

Start with the floor and the duct. The garage ceiling under that room should be insulated and air-sealed, since garage air leaking up at the floor edges makes the room feel cold. The supply duct usually runs a long way through cold space, so sealing and insulating it helps, and a return lets air circulate. If the room is still off after that, a ductless head gives it its own control.
