Book in Arden HillsArden Hills was part of Mounds View Township until February 1951, when it incorporated in response to New Brighton's request to annex the area. Lake Johanna, at the south end of the city, had drawn swimmers and boaters since the late 1800s, and in 1941 the federal government bought 2,530 acres of farmland, about a third of today's city, for the ammunition plant. The city grew from about 3,900 residents in 1960 to about 8,000 in 1980.
The city's plan notes that many of the 1970s houses were priced for first-time buyers; rising prices have since turned them into move-up homes. Those houses are now past 50, and many still have their original gas piping, flue and duct layout under newer equipment. Arden Manor, a manufactured home community of about 280 homes, follows a different set of rules for furnaces and venting. Next comes the arsenal land itself, where the planned Rice Creek Commons is expected to add nearly 1,500 homes over 15 to 20 years, built tight enough to need mechanical ventilation from the start.
In Arden Manor's manufactured homes, heat travels through ducts inside the insulated belly under the floor, and in a double-section home it crosses between the halves through a flexible crossover duct. When that crossover gets crushed or pulls loose, or the belly wrap tears, warm air pours into the space under the home and the far bedrooms go cold on the worst nights. The furnace takes the blame, but the fix is underneath: reconnecting, supporting and sealing the crossover and patching the belly.
Houses near Lake Johanna, at the city's south end, can reach the thermostat setting in July and still feel clammy, and lower levels built into a slope tend to feel it most. The usual culprit is an oversized air conditioner: it drops the temperature quickly, shuts off, and leaves the moisture behind. A system sized by Manual J, a two-stage or variable-speed unit that runs longer at low speed, or a dehumidifier for the lower level does better than a colder setpoint.
Xcel Energy serves all of Arden Hills for gas and electricity, so its Minnesota programs are the ones to check: heating equipment rebates for high-efficiency gas furnaces, Residential Cooling Rebates for central air, and heat pump rebates tied to contractors in its Trade Partner Network. Look at Xcel's rebates for insulation and air sealing before sizing new equipment for a 1970s house. Minnesota's Home Energy Rebates (HEAR and HOMES) had not launched as of June 2026, so don't plan around them yet.

The city says Xcel Energy provides natural gas and electricity throughout Arden Hills, so the rebates for your furnace, air conditioner or heat pump all run through Xcel, and CenterPoint Energy's heating rebates don't apply. That's simpler than parts of the north metro where gas territory changes from street to street. Check Xcel's current rules before you buy, since some of its measures require a participating or Trade Partner Network contractor.

State law calls for CO alarms no more than 10 feet from every bedroom, so check yours. On the air conditioner, read the refrigerant type off the nameplate so you know whether it's R-22.
No. Under the federal code for manufactured homes, the furnace's burner and venting must be completely separated from the air inside the home, which in practice means a direct-vent furnace built and approved for manufactured housing, usually a downflow model feeding the floor ducts. We match the cabinet to your closet, the vent to the roof jack and the cooling coil to your condenser, and the written quote covers all of it.
Because the two usually share a vent. When a 96% furnace moves to PVC, the water heater ends up venting by itself through a flue built for two appliances. A metal Type B vent may then be too big to draft well on cold mornings, and a masonry chimney usually needs a liner. The fix is a resized vent, a liner, or a water heater that vents itself with a fan, and it belongs in the furnace quote.
