James J. Hill bought the land in 1883 from Charles Gilfillan and built it into a leading experimental farm. Gilfillan had already given the St. Paul water company rights to the lakes, and Saint Paul Regional Water Services still holds water rights on Pleasant, Deep, Charley and Wilkinson lakes. After Louis Hill died in 1948, his children formed the North Oaks Company. Building began around 1950 in the south-central part of the city with an 18-hole golf course and the restoration of Gilfillan Lake, then moved north around Pleasant Lake in stages, with lots and roads laid along the contours.
The first homes were planned with rural services: private wells, septic systems and electric power. Today some houses are on Shoreview or White Bear Township water and sewer while others keep their own well and septic, and electric lines have gone underground since 1968. The East Oaks development, approved in 1999, added the newest neighborhoods and townhomes. For heating and cooling the spread is wide: 1950s and 1960s houses on their third or fourth furnace, big later homes where two systems may come due at once, and new construction tight enough to need planned ventilation.

Winter air in a large North Oaks house runs dry, and the furnace humidifier does a lot of work. Our North Oaks house is on a private well and septic. Which kind of furnace humidifier makes sense?
One that doesn't waste much water. A flow-through humidifier runs fresh water over its pad and sends much of it down the drain, which means more well-pump cycles and more water into the septic system. A drum or steam humidifier wastes less, though each needs its own upkeep, and all of them scale faster on hard well water. If the furnace condensate also drains to the septic, ask us about a neutralizer on that line.
What would it take to put a geothermal loop on our North Oaks property?
Room and a plan. A horizontal loop needs open ground clear of the well, the septic drainfield and big trees, while a drilled vertical loop fits a smaller area but needs a Minnesota Department of Health permit and an MDH-licensed contractor.
