Only a furnace listed for manufactured homes. Those are usually downflow units that sit in a hall closet, blow into the ducts under the floor and take combustion air from outside, and a standard basement furnace isn't approved for that spot. We match the replacement to the closet, the floor opening and your fuel, and an air conditioner coil or heat pump can be paired with it.

Look at the gas bill. The city says Xcel Energy serves most of Lake Elmo and CenterPoint Energy a small portion. The difference shows up when you replace a furnace, because the two companies run separate heating rebates, and CenterPoint's paperwork must go in during the year the furnace is installed. On the electric side there's no question: Xcel Energy serves the whole city.

In most cases, yes. In cold weather a condensing furnace sends a few gallons a day of slightly acidic condensate down the drain, which is small next to showers and laundry. Some septic designers and associations still prefer a neutralizer cartridge on the condensate line, which is inexpensive. Because the system is shared, check your association's rules before the install, and we'll plan the drain route to match.

Ask whether the furnace and air conditioner were sized with a Manual J for your plan, what kind of air exchanger the house gets, and who balances it. Check where the condensate drains and where the condenser sits relative to bedroom windows. If you might add a heat pump later, ask for a suitable line set and electrical capacity now, which costs far less than retrofitting.
