Often not. A modulating furnace earns its price in larger or leakier houses where the heat demand swings widely. In a small, single-story home, a correctly sized two-stage 96% furnace delivers nearly the same comfort for less money. Put the difference toward fixing the ducts, which is where many older Loretto homes lose the most comfort.

It depends what failed. A dead igniter, flame sensor or pressure switch is a modest repair even on an older furnace, and we'll tell you so. A cracked heat exchanger, a failed inducer on a furnace past 20, or a string of repairs in one season usually points to replacement. You get a written flat-rate price for the repair before any work starts, so you can compare the two.

Usually. If the furnace blower is strong enough and the ductwork reaches the upstairs, a coil on the furnace and a condenser outside is the least expensive way to cool. We check blower capacity, static pressure and whether the second-floor rooms have supply and return air. If the upstairs has only one small duct, a ductless head there may cool better than trying to force more air up.

It changes who issues the permit, not our pricing. The permit comes from the city the house actually sits in, so a home inside Loretto and an acreage next door in Medina go through different building officials, even with the same mailing address. Gas and electric providers can change at the city line too, so we confirm the city and both utilities before quoting.
